Why jumbo is the default in the basin

Conforming loan limits are set at the county level. In Placer, El Dorado, Washoe, and surrounding Tahoe markets, a typical lakefront, North Shore, or Truckee custom home exceeds those limits quickly. That means the loan is jumbo — even if it does not feel like a 'luxury' purchase to a local buyer.

Jumbo investors price credit, reserves, occupancy, and property type more carefully than Fannie/Freddie. A second home with seasonal rental income is underwritten differently than a primary residence in Incline Village.
