Condos are one of the most practical ways to own at Lake Tahoe, but they are also one of the trickiest to finance. Two units in the same town can get very different loan options depending on how the building and HOA look to a lender, not just how you look as a borrower. I'm Kevin Darmody, a local Tahoe mortgage broker. Licensed in California; I lend on California properties only. Here is what you should know before you write an offer.

Why the Condo Project Matters

When you finance a condo with a conventional loan, the lender reviews the whole project, not just your unit. Fannie Mae and Freddie Mac have project standards, and a project that meets them is often called "warrantable." A project that does not is called "non-warrantable."

Common reasons Tahoe projects come up non-warrantable include:

  • Hotel-like operations: front desk, daily housekeeping, rental pools, or a management company that controls bookings
  • Heavy short-term rental use or a high share of investor-owned units
  • A single owner holding many units in the project
  • Pending litigation involving the HOA, such as construction-defect claims
  • Budget or reserve problems, or a high share of owners behind on dues
  • Commercial space making up a large share of the building
  • Insurance gaps, which can come up with older buildings or in high wildfire-risk areas

Exact standards vary by program and lender, and they change, so treat this list as things to ask about, not a final verdict.

Options If the Condo Is Non-Warrantable

Non-warrantable does not mean unfinanceable. It usually means you need a different type of loan, often a portfolio or non-QM loan from a lender that keeps loans on its own books or uses its own rules. These loans tend to need a larger down payment and may carry higher pricing than a conventional loan, and terms vary widely between lenders. That is why shopping matters, and why a broker who can compare several wholesale lenders is useful here.

If the condo is a second home or investment property, the occupancy rules still apply. See our pages on Tahoe second homes and short-term rental / DSCR loans.

What to Get Before You Offer

Ask the listing agent or HOA for the following early, ideally before your inspection contingency is up:

  • The HOA's condo questionnaire (lenders ask for this)
  • Current budget and reserve study
  • Master insurance policy declarations
  • CC&Rs and any rental restrictions
  • Disclosure of any litigation or special assessments
  • Information on whether there is a rental program or on-site management

Send those to me and I can usually tell you quickly which loan paths look realistic.

Local Rules Still Apply

If you plan to rent the unit short-term, check local rules too. In unincorporated Placer County (Tahoe City, Kings Beach, Olympic Valley, Tahoe Vista, Carnelian Bay), you need a county short-term rental permit and a transient occupancy tax certificate. In the Town of Truckee, new short-term rental certificates are capped, there is a waitlist, and new certificates generally are not issued for multi-family dwellings, except for the cases the town code allows. Many HOAs add their own rental limits on top of that.

Frequently Asked Questions

It is a condo in a project that does not meet Fannie Mae or Freddie Mac project standards, so it cannot get a standard conventional loan. Portfolio or non-QM lenders may still finance it.
