Northstar is a resort wrapped in a neighborhood: Village condos at the gondola's feet, ski-in/ski-out homes mid-mountain, the Ritz-Carlton at the top, and quieter single-family streets in the pines below. Nearly everything carries an HOA, much of it is built for rental programs, and prices run from accessible condos to true luxury — which means Northstar financing is mostly about classification: what kind of property, and what kind of loan, is this really?
I'm Kevin Darmody with C2 Financial. I shop multiple wholesale lenders on Northstar files and stay your single contact from application to keys.
How Northstar purchases actually finance
Village and slope-side condos.
Resort condos can be non-warrantable under standard guidelines — rental desks, management programs, and project concentration all matter. The fix isn't luck; it's placing the loan with a lender that finances resort projects, sometimes with more down. I confirm the building's lendability before you're in contract.
Second home vs. rental program.
If the home will sit in a rental management program that controls occupancy, it isn't a second home for lending purposes — it's an investment property, with the down payment and reserves to match. If it's yours to use and you rent lightly on your own, second-home terms may apply. This single decision drives the whole file, so we make it deliberately.
Luxury and ski-in/ski-out homes.
Upper-mountain properties are jumbo loans with appraisal and reserve expectations to match. These close cleanly when documentation and reserves are assembled before the offer, and painfully when they're not.
HOA and insurance math.
Northstar dues — sometimes layered between a master association and a building — plus fire insurance in high-severity terrain make the real monthly cost notably higher than the mortgage alone. I build both into your number from the first call. Placer County's short-term rental permit program also covers Northstar, and permit status is worth verifying before rental income enters your plans.
