How each calculator works
Mortgage payment calculator with California taxes and insurance
Your payment is more than principal and interest. In California, property tax starts near 1% of the purchase price under Prop 13, plus local bonds and assessments, so many buyers pay about 1.1% to 1.25% a year. Some newer neighborhoods add Mello-Roos. Tahoe ZIPs usually carry higher homeowners insurance because of wildfire risk, and some buyers need a California FAIR Plan policy plus a wrap policy. This calculator fills in tax and insurance from your ZIP, adds HOA and PMI when your down payment is under 20%, and shows a 30-year amortization chart. You can also compare fixed and ARM options, test extra payments, and see 15-year versus 30-year. Every field is editable. The results are estimates, not a loan offer.
Rent vs. buy calculator for the Bay Area and Tahoe
Renting in San Francisco, the East Bay or the Peninsula can cost less each month than owning, but owning builds equity and locks in your housing cost. This tab compares your current rent with the full cost of owning (payment, tax, insurance, HOA and upkeep) over how long you plan to stay, and shows the point where buying comes out ahead. Bay Area prices often push loans into jumbo territory, so the break-even can take longer than national calculators suggest. If you're weighing a Tahoe second home while still renting in the Bay Area, run both scenarios. The results are estimates based on the assumptions you enter.
How much house can I afford in the Bay Area or Tahoe?
Lenders look at your debt-to-income ratio, meaning your total monthly debts including the new housing payment, divided by gross monthly income. Enter your income, monthly debts, down payment and rate to see an estimated price range and payment. In high-cost counties like San Francisco, San Mateo, Santa Clara, Alameda, Contra Costa and Marin, the 2026 conforming limit for a one-unit home goes up to $1,249,125. In Placer, Nevada and El Dorado counties it's the $832,750 baseline, so a typical Truckee or Tahoe City purchase is often a jumbo loan. The calculator flags when your loan amount goes over the county limit. This is a starting point, not a pre-approval.
Short-term vs. long-term rental calculator (Airbnb vs. lease)
Thinking about renting out a Tahoe or Bay Area property? Compare a short-term (vacation) rental with a 12-month lease side by side. Long-term rent starts from RentCast market data for your ZIP and bedroom count. In smaller North Shore towns with few listings, it borrows figures from nearby Kings Beach or Truckee and says so. For short-term rentals, enter your nightly rate, occupancy, cleaning, platform and management fees, utilities and permit costs. Check local rules first. Truckee and eastern Placer County cap short-term rental permits, and the Town of Truckee has a waitlist. Transient occupancy tax is usually paid by the guest, so it isn't counted as income. If the property will be a rental, it's usually financed as an investment property or with a DSCR loan, not as a second home. These are estimates only.
Seller net sheet calculator for California home sales
Selling a Tahoe or Bay Area home? Estimate your net proceeds after paying off your mortgage, agent commission (which is negotiable), escrow and title costs, and the county documentary transfer tax. That tax is $1.10 per $1,000 of sale price in Nevada, Placer, El Dorado and the Bay Area counties. Some cities, including San Francisco, Oakland and Berkeley, charge their own additional transfer tax, and the calculator notes this. If you're buying your next home at the same time, the net proceeds can carry straight into the payment tab as your down payment. Agents can use this tab to prepare a quick seller estimate before a listing appointment. The figures are estimates. Your escrow officer's statement is final.
Refinance calculator: monthly savings and break-even
Compare your current loan with a new rate and term to see the change in monthly payment, total interest and the number of months it takes for savings to cover closing costs. You can also test a cash-out refinance by adding cash to the new loan amount. If you bought your Tahoe or Bay Area home when rates were higher, the break-even line shows quickly whether a refinance makes sense or whether a HELOC is the better tool. Rates shown start from the Freddie Mac weekly average and are not a quote. Your actual rate depends on credit, equity, property type and the market.
HELOC calculator: how much can I borrow against my home?
A home equity line of credit lets you borrow against your equity while keeping your first mortgage, which is useful if you have a low rate you don't want to give up. Enter your home value, current balance and a combined loan-to-value (CLTV) limit, often around 80% to 90% depending on the lender, to estimate your available line. Then see interest-only payments during the draw period and the payment once repayment starts. Bay Area owners use HELOCs for remodels and for down payments on a Tahoe second home. Line amounts and rates are estimates and depend on lender approval.
Home equity loan vs. cash-out refinance calculator
Need a lump sum? Compare a fixed-rate second mortgage (home equity loan) that leaves your first mortgage alone with a cash-out refinance that replaces it. When your current rate is far below today's rates, a home equity loan often costs less overall, even at a higher rate on the smaller balance. This tab shows the blended monthly payment and the total cost of each path side by side. It's an estimate to help you decide which option to price out, not a loan offer.
Reverse mortgage calculator for California homeowners 62+
A Home Equity Conversion Mortgage (HECM) is an FHA-insured reverse mortgage for homeowners 62 and older. It can pay off an existing mortgage and provide a lump sum, a line of credit or monthly payments, with no required monthly mortgage payment as long as you live in the home and keep up with taxes, insurance and upkeep. The 2026 HECM limit is $1,249,125. Enter your age, home value and mortgage balance for an estimate of what may be available. No personal information is required. The actual amount depends on the youngest borrower's age, rates and a HUD-approved counseling session. This is an estimate only.
Printable buyer sheet for agents and buyers
Turn any scenario into a one-page, printable sheet showing price, down payment, estimated payment breakdown, loan type (conforming or jumbo) and cash to close. Real estate agents can bring it to showings or include it with an offer prep. Buyers can share it with a partner or co-borrower. Each sheet carries Kevin Darmody | C2 Financial Corporation contact information and licensing, and notes that all figures are estimates and not a commitment to lend.
Questions
Is this mortgage calculator free?
Yes. There's no sign-up and no personal information required. You can share any scenario with a link.
Is this my actual monthly payment?
No. It's an estimate from the numbers you enter. Taxes, insurance, HOA, PMI and rates vary by property, lender and market. It isn't a loan offer or a rate quote.
What is the 2026 conforming loan limit in Tahoe and the Bay Area?
For a one-unit home it's $832,750 in Placer, Nevada and El Dorado counties, and up to $1,249,125 in high-cost Bay Area counties such as San Francisco, San Mateo, Santa Clara, Alameda, Contra Costa and Marin. A loan above the county limit is a jumbo loan. (Source: FHFA.)
How is California property tax estimated?
The base rate is 1% of the purchase price under Prop 13, plus local voter-approved bonds and assessments. The calculator starts with a ZIP-based rate you can edit.
Why is insurance higher for Tahoe ZIP codes?
Wildfire risk. Many Tahoe homes need a higher-premium policy or a California FAIR Plan policy with a wrap policy. Get a real quote before you write an offer.
Can I use a second-home loan if I plan to rent the house on Airbnb?
Generally no. Second-home loans assume you use the home yourself. If renting is the main plan, it's usually an investment-property or DSCR loan. Check local short-term rental permit rules too.
Where does the long-term rent estimate come from?
RentCast market data for your ZIP and bedroom count. It's refreshed periodically, and you can type in your own rent.
How much can I get with a HELOC?
Typically your home value times the lender's maximum CLTV (often 80% to 90%), minus what you owe. The calculator shows an estimate. The actual line depends on lender approval.
Who qualifies for a reverse mortgage?
Homeowners 62 and older with significant equity who live in the home as their primary residence. HUD-approved counseling is required.
Can Kevin do a loan on the Nevada side of the lake?
No. Kevin is licensed in California and lends on California properties only, including California-side Tahoe and the Bay Area.
